I inspect the house from the ground to the ridge. You can't inspect the chimney and roof components properly without getting up on it!
Is the HVAC System Distributing Even Air Temperatures At Your Vents?
Is there open grounds or reverse polarity in the electrical system or double tapping inside the main electrical panel? Is there moisture creating rust? If it's an older home, is there a Federal Pacific (stab lok) panel, which possible recalls? For a complete inspection the main panel box must be opened!
When inspecting the HVAC units, there are multiple components that need to be inspected. Does the air to gas mixture appear to be proper? Is the heat exchanger on a gas furnace leaking carbon monoxide? Are there leaks in the gas piping? How old is the unit? Will it be considered a deferred cost? Heating Systems can be very expensive! Electric furnaces should be inspected with the same caution.
Basements and crawlspaces are where you will possibly find considerable moisture damage or WDO Damage etc. Crawlspaces when possible should be entered fully in order for a complete inspection. This should be considered a major area of the inspection. This is considered the foundation and is basically what holds the house up.
